How this is calculated
- Accelerated payments are the monthly payment divided by 2 (bi-weekly) or 4 (weekly), so you make the equivalent of one extra monthly payment each year. That extra amount goes straight to the balance.
- Regular bi-weekly and weekly payments spread the monthly amount over 26 or 52 payments, so the savings are small.
- Canadian fixed-rate mortgages compound semi-annually; this calculator does the same. Your lender's actual payment schedule may differ slightly.

But how does this apply to your business income?
This calculator estimates the numbers you entered. How a lender treats your salary, dividends or business income is a separate question, and it's the one the Mortgage Readiness Review looks at first.
