Declined for a mortgage?

A bank said no. First, find out why.

A mortgage decline does not tell you what your next move should be.

It only tells you that one application did not fit one lender’s requirements in its current form.

Igor can review what happened, help identify the likely reason for the decline, and explain whether it makes sense to:

No credit check required for the initial conversation · Initial review at no cost · Nothing submitted to another lender without your approval

Possible next moves

  • Restructure the file
  • Consider another suitable lender
  • Provide different or additional documentation
  • Reduce or change the borrowing request
  • Or wait and strengthen the application before trying again

What a decline actually tells you

“Declined” is a result. It is not a diagnosis.

Two people can receive the same answer from a lender for completely different reasons. The issue may involve:

Income qualification

The lender may not have been able to use enough of the income presented.

Self-employed income structure

Salary, dividends, business income and corporate financials may not have fit the lender’s particular approach.

Debt-service ratios

Existing obligations may have reduced the amount the lender was willing to approve.

Credit

Something in the credit profile may have affected the lender’s decision.

Property

Sometimes the concern is the property — not the borrower.

Down payment or available funds

The lender may have concerns about the amount, source or documentation of funds.

Documentation

The file may not have provided enough support for the way the income or transaction was presented.

Lender policy

The application may simply fall outside that institution’s particular guidelines.

The important question is not:

“Which bank should I try next?”

It is:

“What caused the first lender to say no?”

Help Me Understand My Decline
The Bank Decline Diagnostic

Understand the problem before submitting another application.

The goal of the Bank Decline Diagnostic is to give you a clearer picture of what happened and what your realistic next step may be.

1

Review what the lender told you

If you received an explanation, list of conditions, approval amount, or other feedback, Igor can use that information as a starting point.

2

Review how your income was presented

For business owners and self-employed borrowers, the way income is documented can matter significantly.

Igor can look at how salary, dividends, business income and related financial information fit into the picture.

3

Identify likely roadblocks

The review may reveal one major issue — or several smaller ones working together.

The purpose is to separate what can potentially be changed from what cannot.

4

Determine the logical next step

That may mean another suitable lender.

It may mean changing the structure of the request.

It may mean collecting better documentation.

Or it may mean waiting.

A useful answer is not always “apply again.”
Sometimes the useful answer is knowing what needs to change first.

Start My Bank Decline Diagnostic
Don’t turn one decline into five

Applying everywhere is not a strategy.

After a decline, the natural reaction is often: “Try another bank.” Then another. Then another.

But if the underlying problem has not been identified, changing lenders may simply produce another version of the same result.

A better sequence is:

  1. Diagnose
  2. Prepare
  3. Choose the next route
  4. Then apply

That is the purpose of this review.

Review My File Before I Apply Again
For business owners

Your bank may have understood your business — and still been unable to use the income the way you expected.

A profitable business does not automatically translate into mortgage qualifying income.

Business owners may receive income through:

  • Salary
  • Dividends
  • Sole-proprietor income
  • Partnership income
  • Commissions
  • Retained corporate earnings
  • Or a combination of several sources

Different lenders and mortgage programs can have different documentation and income requirements.

That is why a decline based on “income” deserves a closer look before assuming the business does not generate enough.

The question is:

What income can actually be supported for the mortgage application being considered?

Before your review

You do not need to gather everything before speaking with Igor.

Start with what you already know.

It is helpful if you can explain:

  • Which lender reviewed the application
  • What you were trying to purchase or refinance
  • How much you hoped to borrow
  • How you earn your income
  • What reason you were given for the decline

If the lender gave you written feedback, conditions or an explanation, keep it available.

If a deeper review is appropriate, Igor will explain what additional information or documents may be useful.

Do not submit SIN numbers, banking passwords, copies of identification, tax documents or sensitive financial documents through the website contact form.

One decline does not explain the whole file

A self-employed couple came to Igor after the banks said no.

Their goal was clear. Their financial situation was more complicated. Their income did not fit neatly into the way the lenders they had approached were assessing the application.

Igor reviewed the broader situation, including the business income and equity they held in other properties. That review helped identify another potential financing structure that better reflected their circumstances.

The eventual financing cost was lower than the clients had expected going into the process.

The important part was not immediately trying another lender. It was understanding the file first.

Client circumstances have been anonymized. Mortgage availability, approval, rates and fees depend on individual circumstances and lender criteria. Past outcomes do not guarantee future results.

What happens next

A simple four-step review.

Tell Igor what happened

Explain what you were trying to accomplish and what the lender told you.

Identify the likely reason for the decline

Igor reviews the circumstances and determines what may require closer attention.

Review possible paths

Depending on the issue, that could include:

  • Presenting the income differently where permitted and properly supported
  • Gathering additional documentation
  • Changing the requested mortgage amount
  • Considering another suitable lender
  • Adjusting timing
  • Strengthening part of the financial picture first

Decide whether another application makes sense

If there is a reasonable next route within Igor’s licence scope, you can decide whether you want to proceed.

Nothing is submitted to another lender without your approval.

FAQ

Questions after a mortgage decline

Not necessarily.

It means the application did not meet that lender’s requirements in the form presented.

The next step is to understand why. Only then can you assess whether another route may be appropriate.

Not always.

If the issue is lender-specific, another lender may assess the circumstances differently.

If the issue affects many lenders, however, sending the same application somewhere else may not solve the problem.

The purpose of the diagnostic is to identify that distinction before another application is made.

Credit inquiries can form part of mortgage applications.

The Bank Decline Diagnostic itself does not require a credit check to begin.

If a credit report becomes necessary later, Igor will explain that before proceeding.

It can be one factor for some self-employed borrowers, but every situation is different.

The important question is how your income is structured, what documentation supports it, and how the lender you are approaching is permitted to assess it.

No.

Final approval always belongs to the lender and depends on the full application, property and supporting documentation.

The purpose of the review is to improve clarity about the file and determine whether there is a reasonable next route — not to promise an approval.

Then you still have options. Igor works with licensed Mortgage Agent Level 2 and broker partners who specialize in private mortgage lending.

As a Mortgage Agent Level 1, Igor connects you with the right partner, and the private mortgage itself is arranged through them.

A private mortgage comes with its own lender and partner costs, and the partner explains them in writing before you decide.
